Our inspectors carry professional-grade pinless meters that read moisture content up to about ¾ inch into most materials without leaving a mark, as well as pin meters for confirming readings when precise measurement is required. We methodically scan walls, floors, ceilings, cabinet bases, window sills, and around plumbing fixtures.

Where meters indicate elevated moisture, we use a thermal imaging camera to view the temperature signature of the affected area. Trained interpretation of thermal images helps distinguish active leaks from historic staining, and cool bridges from actual water intrusion.

When a source is not obvious, we investigate systematically — testing supply lines, isolating drain traps, running fixtures, and inspecting roof, window, and slab interfaces when accessible.

Your report identifies each area of elevated moisture with a photograph, a meter reading, a thermal image where applicable, and an interpretation of the likely source. If the moisture is old and the material is dry, we say so. If active water intrusion is present, we describe what needs to happen to stop it — and who to call.
